A ground lease is a long-term net lease of land (often 49 or 99 years) that includes any improvements on the site. Ground lease assets include, but are not limited to, vacant land, office buildings, and huge residential structures.
A previous default on a ground lease only sometimes implies that you should choose something other than that ground tenant. Therefore, it is vital to learn why they defaulted and how many times they have defaulted.
Because of the cyclical nature of the real estate market, it is critical to select a ground tenant who has seen it all and survived! This should not, however, rule out new enterprises whose leaders have ground leasing expertise.
Because the title to the property is never transferred to the tenant, the owner can mortgage or sell the leased property. In reality, after the ground lease is in place, the owner can borrow more money from the bank because their net income has frequently grown significantly.
